For self-managing landlords in England

The paperwork side of renting, finally in order.

DoorDocket brings property, tenancy, compliance and maintenance records into one place, highlights possible local licensing requirements to review, and keeps the next task in view — so the PRS Database rollout doesn’t catch you unprepared.

One-time payment · No account needed · Your data stays on your device

A practical document pack

One place for the details that tend to scatter.

Certificates in a drawer, tenancy files in the inbox, that repair quote from months ago. DoorDocket gathers the essentials into a single folio you can actually keep up to date — on your own device, with no account to create.

01

Property details

Address, ownership and the key facts for each rental property, gathered where you can find them.

02

Tenancy records

Tenancy type, dates, deposit and contacts — close to hand rather than buried in an inbox.

03

Compliance papers

Gas safety, EPC, EICR — plus the documents you must serve tenants (How to Rent guide, RRA Information Sheet, deposit prescribed information), gathered into one practical pack with dates in view.

04

Local licensing

Highlight possible selective, additional or HMO licensing requirements worth reviewing in your area.

A steady, useful process

Buy once. Then make the next step easier to see.

No subscription, no sign-up forms. Pay once, unlock with your licence key, and follow the setup checklist to a “folio ready” milestone you can measure.

01

Buy once, unlock instantly

Secure checkout handles the payment and VAT. Your licence key arrives right after purchase — enter it once and the tool is yours.

02

Follow the setup checklist

Five measurable steps take you to “folio ready”: a property, a tenancy, two certificates, a licensing check and a saved backup.

03

See what comes next

Expiry reminders, maintenance targets and licensing notes keep the next task in view — and everything stays editable as things change.

England · private rented sector · registration opens Dec 2026

A new registration step is on the horizon.

The government has confirmed that England’s PRS Database — the “Register your rental property” service — opens on 15 December 2026, region by region, with every rental property in England due to be registered by 14 November 2027. DoorDocket helps you prepare the records and review possible local licensing requirements ahead of your region’s date — in small steps, not one panicked weekend.

When an area is called forward, landlords there get three months to register. A per-property fee is expected (reported at about £65) — GOV.UK is the source of truth, as dates and fees can change (rollout announced 9 September 2026). You’ll need a free GOV.UK One Login — setting one up now is one less step later. Tenants will be able to see whether a property is registered.

DoorDocket supports preparation. It does not replace official guidance or a landlord’s legal responsibilities.

Good to know

Straight answers, no jargon.

Which version do I need?

Solo covers one rental property; Portfolio covers as many as you own. Both are one-time payments with exactly the same features — the only difference is how many properties you can add.

Do I need an account?

No. You pay once, receive a licence key, and unlock the tool. There’s no sign-up form, no password, and nothing to remember except your key.

Where is my data stored?

On your own device only. DoorDocket has no server holding your records, so there’s no account to breach and nothing for anyone else to access. You can export a backup file at any time.

Will it work on my computer and phone?

Yes. DoorDocket runs in any modern browser and can be installed like an app on Windows, Android and iPhone — one purchase covers all of your own devices.

Is DoorDocket legal advice?

No. DoorDocket helps you organise records and highlight possible local licensing requirements to review. It does not replace official guidance or your legal responsibilities as a landlord.

What is the PRS Database?

It’s the government’s planned register for the private rented sector in England, with a phased rollout due to begin in December 2026. DoorDocket helps you get records ready ahead of it — check official sources for confirmed dates and requirements.

Who is DoorDocket for?

Self-managing landlords in England who look after their own paperwork — without a letting agent handling the file.

Does my licence key expire?

No. It’s a one-time purchase and your key works forever, on every device you own — there’s no clock in it and nothing to renew. You can see or copy your key at any time under Settings, your backups contain it too, and if you lose it entirely we’ll re-issue it after a quick purchase check.

Can I try it before buying?

Yes — twice over. The live demo shows the whole product with sample data, and every purchase has a 30-day money-back guarantee, so you can try it on your own records risk-free and ask for a refund if it isn’t right for you.

Refunds & privacy

Refunds

If DoorDocket isn’t right for you, email hello@doordocket.co.uk within 30 days of purchase and we’ll refund you in full — no forms, no fuss. Payments are taken by our merchant of record, who handles VAT and receipts.

Privacy

Your records live on your own device — DoorDocket has no server holding them and no account system, so we never see or store the contents of your folio. The only details involved are your name and email, used for your licence key and support. No tracking cookies, no marketing lists.

What a purchase grants you

Licence & terms

What you get

A licence key for your own use — Solo for one rental property, Portfolio for as many as you own. Install it on your own devices, keep as many records and backups as you like, and use it for as long as you like. It’s a one-time purchase: nothing expires.

What we ask

Please don’t redistribute the app or your key, and don’t resell or bundle DoorDocket. Keep your key safe — it’s your proof of purchase (your backups contain it too). Refunds work as described above, and the disclaimer at the foot of this page stands. Anything unclear? Email us — we’d rather explain than hide behind fine print.
